A market rate mixed-use building in the newly redeveloped Telegraph Area of Lincoln that supports the growing needs for new housing units in the downtown area.

  • Project: 93 units of studio, 1 and 2 bedroom units combined with 17,000 sqft of first floor commercial space

  • Challenge: How to deliver Class A market rate housing while maintaining accessible unit price points in an urban setting

  • Solution: Opportunity zone equity, TIF and value engineering, as well as leveraging the mixed-use nature of the units

​

  • Financing Structure: TIF and conventional

​

  • Timeline: To be delivered Q1 2022
