Center Terrace is an anchoring redevelopment of the South of Downtown neighborhood that will combine affordable housing, a non-profit healthcare clinic, and community space.

This project was a collaboration with the South of Downtown Community Development Organization, a nonprofit charged with implementing a master plan for long-term community empowerment and leadership in a highly diverse and culturally rich neighborhood that has been challenged with high poverty.

The design and concept was refined through extensive community engagement, and incorporates a new space for Clinic with a Heart, a nonprofit healthcare clinic that has provided medical services to the community for over 20 years.

The project was further supported by a consortium of Lincoln foundations to ensure affordability at levels accessible to the neighborhood.

• 125 Affordable Rental Apartments with a mix of 1, 2 and 3 bedroom layouts

• 6,500 square feet clinic space on the first floor and community amenities that include onsite management, a community room, rooftop outdoor space and a linear park

4% LIHTC Bond Financing privately placed with a consortium of community banks, tax increment financing, City of Lincoln Affordable Housing Funds, American Rescue Plan Act funding, National Affordable Housing Trust Funds, and funds provided by the Lincoln Community Foundation, Cooper Foundation, Woods Foundation and an anonymous donor
