Center Terrace Groundbreaking

Hoppe Development broke ground on Center Terrace, an innovative affordable housing project in the South of Downtown neighborhood near 13th and D streets. This $39 million development will bring affordable housing and healthcare services together under one roof, addressing significant community needs.

Center Terrace will transform a vacant lot into a five-story building with 125 apartments for individuals and families earning no more than 60% of Lincoln’s median income. The building will feature one, two, and three-bedroom units, helping to provide much-needed affordable housing. Fred Hoppe, from Hoppe Development, shared the importance of the project, saying, “It’s the highest rental areas in town, and, you know, as high a poverty area as we have in the city.”

This development goes beyond housing. It will include a new healthcare facility for Clinic with a Heart, which offers free medical and dental care. Nancy Johner, the clinic’s executive director, said, “This is going to really just give us a newer and, I think, probably a better place to be able to have those services.”

City Councilman Brodey Weber, who represents the neighborhood, highlighted the project’s impact on the low-income community. “Making sure that we’re prioritizing not just affordable housing in this neighborhood, but low-income housing, is crucial to making sure people are able to put roofs over their heads and have a place they call home,” he said.

The project is expected to receive up to $24 million in housing revenue bonds and $2.4 million in TIF funding. Once approved, construction could begin soon and take 18 to 24 months to complete. Center Terrace represents a significant step forward in Lincoln’s efforts to support affordable housing and healthcare.
