Hoppe Development Repurposing Historic Beatrice School into Affordable Senior Housing
Hoppe Development is pleased to announce our $5.8 million redevelopment of the former Stoddard Elementary School in Beatrice into 25 senior apartment units. Following our recent acquisition of the property from the City of Beatrice, we're beginning demolition work and asbestos abatement immediately, with financing expected to close in early May.
"TIF is a huge source for this project to help this thing cross the finish line," said Connor Menard of Hoppe Development. This affordable housing initiative, in partnership with the Nebraska Finance Investment Authority (NIFA), will feature 80% of units restricted to residents at or below 60% of area median income, with 20% at market rate.
The apartments will serve residents aged 55 and older, with leasing anticipated to begin in the first quarter of 2026. Hoppe Development also plans future development for the south half of the property and continues work on our downtown Paddock Hotel redevelopment project, formerly the Kensington assisted living center.
